Who we are
These terms are an agreement between you and SmartStay BnB Limited (“we”, “us”, “our”), a company registered in England and Wales. By using the service you agree to these terms; if you do not agree, please do not use the service.

The service
SmartStay BnB Limited is an AI co-host platform for short-term rental operators. The platform reprices listings, replies to guest messages, schedules cleaning turnovers, chases replacement bookings after cancellations, and reports on city compliance — across the official channel APIs of Airbnb, Vrbo, Booking.com and supporting PMS / payment partners.
We may evolve, add, or remove features over time. Where a change is material we will give reasonable notice by email and in-product.
Accounts & acceptable use
You must provide accurate account information and keep it current. You are responsible for safeguarding your login credentials and for activity that happens under your account.
You agree not to:
- Use the service to violate any law or platform rule (Airbnb, Vrbo, Booking.com, your local STR authority, …).
- Attempt to scrape, reverse-engineer, or interfere with the service or its integrations.
- Upload content you do not have the right to upload, or use the service to harass, defame, or harm guests or third parties.
- Resell or sublicense the service except as expressly permitted.
The AI co-host — what it does and does not do
The AI co-host acts on your behalf within the rules you set — floors, ceilings, stay requirements, house rules, escalation cases. It does not override the rules, does not sign binding contracts on your behalf, and does not replace a licensed property manager where one is required by local law.
Outputs are automated. Pricing recommendations, draft replies, and turnover suggestions are advisory until you (or your rules) accept them. You remain responsible for the actions taken on your account, including any pricing or communication set on your behalf.
Plans, billing, and cancellation
Plans are billed as a flat monthly fee: Solo for one to three listings, Portfolio for four to ten listings across one market, and Operator for ten-plus or multi-market operators. There is no per-listing addon, no per-booking commission, and no clawback clause for past revenue. Stripe is the merchant of record; we never see or store your card details.
Subscriptions renew automatically each month until cancelled. You may cancel any month from the account page in two clicks. Cancellation takes effect at the end of the current billing period — no partial refunds for partial months, no early-termination penalties. Plan upgrades take effect immediately and are pro-rated; downgrades take effect at the end of the current period.
We may change pricing with at least 30 days’ notice by email. Changes do not affect the current billing period.
Channel-API warranty
We connect to short-term rental platforms only through their official, partner-grade APIs or hosted Connect integrations. We do not scrape public pages, do not request or store your host-platform passwords, and do not share accounts across operators. This is a load-bearing commitment: it is the difference between a co-host a channel will tolerate and one that puts your listing at risk.
If a channel changes its terms, suspends an account, or restricts API access, we will assist you in restoring service but cannot be liable for the channel’s actions.
Intellectual property
The service, its brand, its model configurations, and its UI are owned by SmartStay BnB Limited and protected by UK and international IP law. We grant you a personal, non-exclusive, non-transferable licence to use the service during the term of your subscription. You retain ownership of the data you upload (listings, photos, messages) and grant us a limited licence to process it solely to deliver and improve the service.
Limitation of liability
To the extent permitted by law, our total aggregate liability to you for any twelve-month period is capped at the fees you actually paid us in that period. We are not liable for indirect, consequential, or punitive damages, lost profits, lost bookings, or channel-side suspensions — even where we have been advised of the possibility. Nothing in these terms excludes liability for fraud, death or personal injury caused by negligence, or any liability that cannot be excluded under English law.
Termination
You may terminate at any time from the account page. We may suspend or terminate your account for material breach of these terms (for example, unlawful use of the service, non-payment, or actions that put a channel integration at risk) with reasonable notice where practicable. On termination, we will export your data on request within 30 days, then delete residual copies within a further 90 days except where retention is required by law.
Governing law & disputes
These terms are governed by the laws of England and Wales. We will try to resolve disputes informally first — just email accounts@smartstaybnb.co.uk. Where a dispute cannot be resolved within 30 days, the courts of England and Wales have exclusive jurisdiction, without prejudice to your statutory rights as a consumer.
Changes to these terms
We may update these terms as the service evolves. We will post the revised version here with a new “Last updated” date, and — where the change is material — notify active subscribers by email at least 30 days before it takes effect. Continued use after the effective date constitutes acceptance of the updated terms.
